The product is structured through a master policy issued to facility owners, with certificates provided to tenants covering personal property stored in self-storage units.
Both filings establish new rules, forms, and endorsements, with rates developed from competitor analysis across 14 covered perils. Optional endorsements include mold, vermin, towing, flood, earthquake, and replacement cost, while a “Disappearing Deductible” applies to burglary claims when secured with approved locks. Competitors cited in the filings include HARCO, ANPAC, Obsidian, Occidental, PMA, St. Natl., Great American, Starr, and Old Republic.
The program reflects the industry’s adoption of technology-enabled facilities with kiosks, electronic locks, and automated security systems. Distribution requires licensed producers at storage facilities to explain coverage, issue certificates, and collect premiums, with policies also sold through independent agents. Features include automatic enrollment with a 30-day premium waiver, automatic coverage for administrative oversights, and monthly premiums that are fully earned each period.
