Travelers Updates Florida Homeowners Guidelines

First Floridian Auto and Home Insurance Company, part of Travelers, has revised its underwriting guidelines for its Florida Homeowners program, including the Legacy Homeowners Program. These changes apply to new business effective September 12, 2025, and to renewal business issued on or after that date, with effective dates beginning November 3, 2025.

The updated guidelines introduce new eligibility rules for property risk selection. Properties with prior sinkhole, Act of God, or isolated water claims will not be non-renewed solely due to those claims unless there is a failure to prevent recurrence. Certain risks are now ineligible, including secondary residences, dwellings located more than seven miles from the nearest fire department or in ISO Protection Class 9 or 10, and homes with asbestos, T-lock, wood shingle, or overlay roofs.

New referral requirements have also been introduced. Applications must be reviewed if Dwelling Coverage A exceeds $500,000, Tenants Coverage C exceeds $150,000, or Condo Coverage A+B+C exceeds $300,000. Liability coverage over $500,000 and Loss Assessment limits above $10,000 for PLUS policies also require referral. In addition, all dwellings must be insured to 100% of replacement cost, and properties with three or more mortgagees may be subject to referral or deemed ineligible.

These updates do not impact rates. If First Floridian does not offer wind coverage, policyholders may seek coverage through Citizens or an excess and surplus lines carrier.
