Chubb Raises Alarm Thresholds For High-Value Homes In Texas

Chubb filed updates to underwriting guidelines for its Masterpiece homeowners program, revising burglar and fire alarm requirements. The changes were submitted February 24, 2026, with a requested effective date of April 1, 2026, under Texas use-and-file rules.

The update increases the property value thresholds that trigger mandatory alarm protections. Under the new guidelines, alarm requirements will apply to houses with dwelling values of $5 million or more (up from $3 million), and to condos, co-ops, and renters with insured values of $10 million or more (up from $8 million).

Chubb said the revisions reflect updated risk assessment practices and current market conditions, aiming to improve risk mitigation and align the high-net-worth program with industry standards.
