Southern Insurance, part of AmTrust, is preparing to introduce a tenant property protection program in Florida, according to a regulatory filing.

The program, proposed to take effect Dec. 1, 2026, will provide renters coverage to tenants living in participating apartment communities. Southern said the policy will offer broader coverage than a standard HO-4 policy, including worldwide personal property coverage, loss of use, biohazard cleanup and $100,000 in personal liability coverage.

Optional coverages will include water backup and damage caused by pets, while policyholders will also be able to increase certain limits for jewelry, watches, fungi, rot and bacteria.

Southern is adopting the rates and territory structure used by American Modern Home Insurance Company’s approved Florida renters program because it has no experience with the new product in the state. However, Southern will only offer the renters package policy and not American Modern’s liability-only option.

The proposed fees include installment charges of $2.50 for recurring electronic or credit card payments and $3 for other payment methods, along with a $15 fee for insufficient funds.
