Obsidian, SafeLease File SafeHome Manufactured Home Program in Wisconsin

Obsidian Insurance filed an initial rate and rule filing in Wisconsin for its new SafeHome manufactured home insurance program, introducing a broad range of coverage options and rating variables for mobile homeowners.

The filing was submitted on June 12, 2026, and became effective immediately upon filing.

The SafeHome program offers four coverage tiers—Basic, Broad, Special, and Comprehensive—ranging from limited named-peril protection to open-peril coverage for both the dwelling and personal property. Minimum dwelling limits start at $25,000, while personal property coverage begins at $10,000. The program is designed for a variety of occupancy types, including owner-occupied, seasonal, rental, vacant, and tenant risks.

The filing introduces an extensive rating framework that considers factors such as territory, deductible selection, age of the home, age of the insured, insurance score, occupancy type, roof age and condition, claims history, prior lapses in coverage, short-term rental activity, and unusual risk characteristics. The program also includes a distribution channel discount structure recognizing differences among direct, affinity, community-based, and producer distribution models.

Policyholders may choose from a wide array of optional endorsements and enhancements, including water damage coverage, cosmetic hail damage buy-back, occasional rental coverage, scheduled and unscheduled personal property protection, water backup coverage, golf cart coverage, hobby farming coverage, identity fraud expense protection, limited bed bug coverage, pet damage coverage, equipment breakdown coverage, and trip collision coverage for homes being transported.

The filing also incorporates liability-related options such as animal liability, landlord personal injury coverage, premises liability for rental properties, and buy-back endorsements for exposures involving trampolines and swimming pool slides or diving boards. Notably, the program defines short-term rentals to include any rentals arranged through platforms such as Airbnb or Vrbo, regardless of duration or frequency.
