State Farm Targets Short-Term Rentals

State Farm Fire and Casualty Company has filed updates to its North Carolina Rental Condominium Unitowners application that would require applicants to disclose whether their property is used for short-term rentals.

The filing, submitted on June 18, 2026, replaces the existing application form and is scheduled to take effect on October 15, 2026.

Under the revised application, applicants will be asked whether the property, or any portion of it, is rented or held for rental on a short-term basis, defined as rental periods of 30 days or less. The application will also ask for the length of the lease or rental agreement.

The update suggests State Farm is seeking additional underwriting information related to short-term rental exposure, an area that has drawn increased attention from insurers as homeowners and condo owners increasingly use platforms such as Airbnb and Vrbo to generate rental income.
