Liberty Mutual filed updates to its New Jersey homeowners program on January 21, 2026, seeking approval for revised policy forms. The changes apply to new business starting March 23, 2026, and renewals beginning April 27, 2026.

Key changes narrow coverage for water damage, excluding seepage or leakage claims reported more than 14 days after the event, even if the homeowner was unaware. The insurer is also adding an exclusion for cosmetic damage to exterior surfaces, such as dents or marring, when the damage does not affect function.
Liability coverage is further limited by a new lead exclusion for homes built before 1978 unless the property is certified as hazard free. The update also revises how wind and hail roof losses are paid, introducing a schedule that ties claim payments to roof condition and materials.
The filing expands what counts as “business” use of a home to include certain rental activity, which may limit coverage, while treating short term rentals separately. Agency termination provisions remain in place, allowing policies to be canceled if an agent relationship ends, subject to replacement coverage or insured consent.
