CSAA Affinity has filed to introduce new AAA-branded homeowners and rental property programs in New Jersey, with an effective date of March 15, 2027. The homeowners platform will offer coverage for owner-occupied homes, condos and renters, while a separate dwelling fire product will cover rental properties.
The homeowners filing estimates average annual premiums of $1,992 for homeowners, $651 for condo owners and $123 for renters. Because the programs are new, CSAA reports no policies in force and a 0% rate impact.
The rating plan considers a long list of property and policyholder characteristics, including roof age, material and condition; solar panels; overhanging vegetation; yard debris; swimming pools; trampolines; dogs; payment history; distance to the coast; and wind hazard scores.
Discounts will be available for AAA membership and bundling with auto, rental property, life, pet and umbrella policies.
Other discounts cover claim-free customers, advance shopping, autopay, paperless enrollment, newly purchased homes, monitored fire and theft systems, water-detection devices and IBHS Fortified homes. Water sensors reduce the non-weather water component by 10%, while automatic shutoff devices receive a 15% reduction.
Optional coverages include matching for undamaged roofing and siding, buried utility lines, equipment breakdown, water backup, identity fraud, mortgage payment protection, assisted living care, home-sharing-related rental coverage and a vanishing deductible.
Bottom Line: CSAA is rebuilding its New Jersey property offering around granular property data, mitigation incentives and cross-selling across the broader AAA product portfolio.
