Auto-Owners Revises Eligibility Rules for Georgia Home

Auto-Owners has submitted a rule-only filing for its Georgia Homeowners program, with changes slated to take effect on September 30, 2025. The filing, submitted June 26, introduces updated eligibility criteria without impacting current policyholders or altering rates.

The program generates over $384 million in written premium in Georgia.

Key revisions focus on Homeowners Forms 3, 4, and 6, including stricter thresholds for prior claims and updated roof age requirements. For example, Form 3 now excludes homes with roof surfacing over 15 years old—unless made from specific durable materials—and reduces the acceptable number of paid losses in 36 months from three to two, excluding certain loss types like Equipment Breakdown and the first “Act of God” event.

This rule filing is considered rate neutral. The last rate change for the program, a 17.9% increase, took effect in February 2025. Auto-Owners continues to leverage underwriting tools like Marshall & Swift/Boeckh, ISO protection classes, and IBHS Fortified standards, while also referencing alternative market options like the Georgia Underwriting Association for windstorm exclusions.
