State Farm Raises Colorado Home Rates

State Farm filed a 2.9% overall increase for its Colorado homeowners program, affecting 554,116 policyholders and adding approximately $37.2 million in annual written premium.

The changes vary by policy form: standard homeowners rates rise 3.3%, basic homeowners rates increase 6.1%, and renters rates rise 3%. Condo unitowners receive a 5% decrease. Individual impacts range from a 17.5% reduction to a 55.2% increase.

The filing introduces wildfire mitigation discounts on the wildfire portion of premiums: 5% for homes in qualifying Firewise communities, 15% for IBHS Wildfire Prepared Homes and 18% for Wildfire Prepared Home Plus properties. State Farm also introduces RQE and AIR wildfire models into its calculation of indicated rate need.

Roof changes include a 15% surcharge on the wind and hail portions of premiums for homes with three-tab roofs. Impact-resistant roof adjustments will also vary by roof age for non-metal roofs.

Other revisions affect location, construction, coverage amounts, utilities, deductibles and loyalty discounts. A customer rating adjustment lowers new-business homeowners rates by 7% relative to renewals.

The filing lists effective dates of July 15, 2026, for new business and September 1 for renewals. Its overall increase is below State Farm’s indicated rate need of 11.3%.
